What are Five Yearly Electrical Checks?

On June 1st 2020 new legislation was brought in requiring landlords in England to carry out checks of electrical installations in any rental properties they have. This is to ensure that any rented house or flat is safe for a tenant to be in. It is your responsibility as a landlord to ensure that all necessary safety checks have been carried out correctly, which is why you need to use a qualified electrician.

If you own a rental, it is important that these checks are carried out on any existing tenancies you have in place by April 1st 2021 at the latest. These new changes also mean that any electrics must be tested and inspected before any new tenancy starts from 1st July 2020.

About Electrical Safety Condition Reports

Once these landlord electrical checks have been completed, a new EICR (Electrical Safety Condition Report) needs to be given to current tenants as well as any new tenants. This is a formal report which covers the assessment of installations within a property.

There are several aspects that an EICR will look at. This includes:

  • Environmental Conditions
  • Change of Use (i.e. domestic to rented)
  • Property Type and Age
  • Signs of Vandalism
  • Any Concerns Owner Has

When any issues are found, then you must make sure remedial work is completed within 28 days of the report. The work needs to meet British Standards (BS7671) and any appropriate certificates issued.
